A New Hub for Halfmoon: 146 Marketplace on the Way

A major new development is coming to the heart of Halfmoon. Luizzi Companies is preparing to break ground on 146 Marketplace, a $175 million mixed-use destination that will blend luxury apartments, shopping, dining, office space, and entertainment.
Located near the intersection of Route 146 and Old Route 146, the project has secured final approvals from the Town of Halfmoon and is now awaiting a Payment in Lieu of Taxes (PILOT) agreement before construction begins. Once completed, 146 Marketplace will feature 328 high-end apartment units spread across five buildings, along with nearly 83,000 square feet of commercial space.
Plans include studios, one- and two-bedroom apartments, plus executive units and penthouses. High-end finishes are expected, with a level of quality comparable to Luizzi’s previous Starbuck Island development in Green Island.
On the commercial side, the project will include a mix of retail and restaurant space, a grocery store, and a drive-thru coffee shop. Amenities for residents are set to include a gym, pickleball court, golf simulator, and two pools. A bowling alley and movie theater are also being considered, helping to make the site a destination for more than just residents.
The development is being built in phases over the next three to five years, with the first apartment buildings estimated to take up to two years to complete.
In total, the 21.85-acre site will also include over 1,100 parking spaces and 36 percent green space. Infrastructure improvements are planned nearby, including potential road realignment and new signage to welcome visitors to Halfmoon.
